Selling A House In A Hurry, Things A Seller Needs To Know.
How do you sell a house quickly in this buyer's market? The July 2009 issue of Money magazine offers home sellers five things they need to know when they want to sell in a hurry. The Western North Carolina area remains a buyer's market so sellers that get the competitive edge by following the Money magazine article written by Beth Braverman will certainly increase their chances for a quicker sale. Ideas Beth mentioned include;
1.Seriously undercut the competition including cutting your price by 10% to 15% below recent comparable solds. (Check with your realtor for guidance on this because different markets and price ranges offer different opportunities.) 2.Get the outside of the house looking great, power wash, paint the front door, landscape, etc. It is no secret many buyers make a decision from the outside whether they will buy or not, and your house will look better than the lower priced foreclosure that is nearby. 3.Target the first time homebuyer by advertising on social networks such as Facebook and Twitter. The first time homebuyer has accounted for more than half of the home sales this year. 4.Advertise (extensively) on the internet with places like Trulia and Zillow. (Point2 Homes websites syndicate to dozens of the busiest real estate sites including Trulia and Zillow.) Use search engine friendly terms to describe your home (creek, mountain views, granite countertops, etc.) and include lots of photos including wide angled lens pictures. The National Associations of Realtors recently said that 87% of buyers are using the internet to search for a home, so a good presence on the internet is very important. 5. Have the property ready for a quick sale. You may be competing against a short sale that can take months to close, so leverage the marketing of your home by pointing out that it can be closed in weeks. If a buyer is wavering, offer to pay for a year's association fees or some closing cost.
These five ideas in addition to the Realtors' ideas and marketing plan will certainly give sellers a competitive edge in order to achieve a quicker sale.
